What to Expect During a Home Inspection
Here's what to expect during a Home inspection;
A home inspector will look at a houses's HVAC system, interior plumbing and electrical systems, roof, attic, floors, windows and doors, foundation, basement and structural components, then provide a written report with results.
A home inspection generally takes two to four hour, but may take more time depending on the size of the house.
Make sure you attend the inspection so you can explore your new home in detail and ask questions as you go. Normally this process can give you much more information than the report alone.
Don't be concerned with the quantity of defects listed on your report - many will be so minor you would bother fixing them. Pay attention to more potenitally serious home's issues, such as poor foundations, roof issues, plumbing, etc. Talk to your home inspector and real estate agent about your best way forward.
No one is expecting perfection. A blemish-free report is rarer than a Trump/obammer slumber party.
Who pays for the home inspection
The buyer usually pays for the home inspection.
As a seller what should you do before an inspection:
Leave keys (for instance, for your electrical panel) and label them where the inspector can find them
Make sure all the pilot lights are on for fireplaces and furnaces, even in the summer so the inspector can check heating and other appliances
Clean you basement, if cluttered tidy up to make sur the is a path down the septs and through to your furnace/Hvac system, Water heater and anything else that needs to be inspected
Tidy up the attic
If the home is vacant and the utilities are shut off have them reconnected.
